Knight Frank are a well renowned real estate consultancy, where they manage large commercial property portfolios. They are seeking a Building Manager to cover a year’s maternity where the successful candidate will ensure the smooth running of an exclusive corporate building within easy reach of Chester train station.

As Building Manager you will have overall responsibility for the day to day running of the building and be liaising with clients and tenants. Report directly to the Director of Promise your role involves managing a security and cleaning staff, managing their services and being responsible for ensuring Health, Safety & Compliance procedures are implemented.

There is an opportunity for a permanent role for the right individual after the maternity cover.

As a Building Manager your role will include;

  • Indirect management of onsite staff including security officers and cleaners
  • Effectively manage service partners and external/third party contractors.  Reviewing any relevant H&S documentation and issuing authorisation and, where required, permits to carry out works.
  • Overseeing tenant fit-outs to ensure that all contractors are working safely and in line with risk assessments and method statements provided.
  • Assisting with moving in new tenants, ensuring that contracts and consumables are increased to meet tenant requirements, building access is provided to all employees, contact details are obtained and building rules/site specific procedures are communicated.
  • Manage controlled risks which are identified through external risk assessments, including H&S, Fire, Legionella, Disability Access and Working at Height.
  • Manage all financial aspects for the asset including committed contract costs, placing ad-hoc orders, approval of invoices through internal approval system and annual service charge budgeting.
  • Build and maintain effective relationships with clients, internal colleagues, service partners and third party operators.
  • Prepare and present monthly reports, focusing on key areas of the role.  This will include information from outstanding actions from compliance audits, risk assessments, identified areas of concern following asset inspections, incidents/accidents relating to the asset and outstanding maintenance issues.
